Website information
Information on this website is general information only. It is not project-specific structural engineering advice and must not be relied upon as a substitute for a project-specific assessment by a competent professional.
Project deliverables
Project-specific deliverables are prepared for the specific client, project and property stated in the instruction or quotation. They must not be reused, transferred, altered or relied upon for any other property or project without our written agreement.
Remote/design-only work
Where services are provided without a site visit, inspection, opening-up work or invasive investigation, we rely on the information supplied by the client and/or their agents.
We cannot verify hidden construction, concealed defects, foundation conditions, ground conditions, embedded structural elements, previous alterations, workmanship or site dimensions unless these are specifically included within the agreed scope and made available for inspection.
Site visits
Where a site visit is included, it is a visual inspection only unless the written scope expressly includes opening-up works, trial holes or invasive investigation.
A visual inspection does not confirm the condition, adequacy or composition of concealed elements, foundations, ground conditions, hidden beams, covered walls, lintels, embedded steelwork or previous alterations.
Client and contractor verification
The client and their contractor must check all dimensions, levels, bearings, site conditions and assumptions before ordering materials or starting works.
If site conditions differ from the information supplied or from the assumptions stated in our deliverables, works should stop and FM Structural should be contacted for review before proceeding.
Building Control
Building Control approval is determined by the relevant Building Control body. We will respond to reasonable technical queries relating to our deliverables, but we cannot guarantee approval where the design brief changes, supplied information is incorrect, site conditions differ, or additional requirements are raised outside our agreed scope.
